The wild ride continues
We hinted last month that February would tell us more about the 2017 market than the year’s earlier weeks ever reveal. And if you’ve kept up with the momentum of the past 28 days, don’t loosen your reigns just yet.
With 105 sales, February set another new record at BresicWhitney – up again from the 103-sale month in September last year.
It’s kept auction clearance rates high in a number of brackets. More than 70 auctions provided a chance to note considerable strength in the $2 million to $2.5 million bracket, where clearance rates remained at 100%. We saw around 6 registered bidders per auction with more than 80% of them participating. Apartments below $1 million also earned 100% clearance honours. The remaining properties weren’t far behind.
Both our February and year-to-date auction clearance stands at 90%, with an average of 3.7 registered bidders across all of last month’s auctions. While the Sydney wide year-to-date clearance rate is hovering at 80%.
Plenty of the activity centred on inner-city districts, but the category of the sales was widespread. There was demand for everything from a $460,000 studio at Centennial Park to a $4.36 million historic Surry Hills residence.
In the rental arena, February has been a buoyant as ever. With people now settled after the turn of the New Year, demand should ease into March. With more than 110 properties leased last month, correct pricing was important for seizing market attention, and in turn, riding the waves of demand.
