It’s hot & it’s cold
After the unpredictable results of Mad March, it was much the same throughout April albeit with a little less urgency. At times it felt like the fires of 2017 were subsiding. In other instances, it was more ferocious than ever.
One-bedroom apartments were the flavour of the month. Buyers snapped up more of those in one month than ever before. The apartment demand slowed above $1.2 million but kicked in again for homes over $2 million.
The highest auction price for the month was a home on a development site in Denistone East at $2.91 million. The biggest pre-auction result was $3.25 million at 4a Boronia Street, Redfern.
We saw 100% auction clearance rates in the one-bedroom category and the $2 to $3.5 million bracket wasn’t far behind at 95%.
The total number of BresicWhitney sales was 64, with more than 10% still selling behind the scenes in an off-market environment. The monthly auction clearance rate across the group was 88% in line with YTD data.
After the ups and downs of April and its long weekends, the rental scene is preparing for May, which is traditionally a busier month. It’s a chance for renewed vibrancy from both homeowners and renters looking to lock in leases before winter.
